Permitted uses
Neighbourhood-scale shops, offices, hotels, micro-enterprises and coworking spaces.
Prohibited uses
Industrial activity, large shopping centres and similar large commercial developments, and major infrastructure.
Conditional uses
Grade E vehicle-repair garages meeting the referenced standards, and car-wash services.
Building rules
What to check
O-C2 is an overlay, not a substitute name for every district’s C2 zone. Confirm that the overlay actually applies to your parcel.

Permitted uses
Neighbourhood shops and retail, offices, hotels, restaurants and B&Bs, and micro-enterprises.
Prohibited uses
Industrial uses, large shopping centres, hypermarkets and showrooms, and major infrastructure.
Conditional uses
Mixed-use buildings within 30 m of minor arterial and collector roads, approved by the district where privacy, access and safety allow.
Building rules
What to check
An overlay on residential zones in urban and peri-urban areas, not rural settlement sites. Its 1.4 floor area ratio replaces the R1, R1A, R2 and R3 caps.
