What underpins the forecasts?

Recorded transfers from the Rwanda Land Dashboard at cell level, combined with a hedonic model calibrated on asset attributes. Confidence intervals and sample sizes are published with every series.

How is research kept independent?

Ziinga takes no commission on transactions its research informs. Conclusions are not adjusted to suit a listing, a vendor or a client position.

How granular is submarket coverage?

District, sector, cell and village. Recorded pricing is published at cell level across 2,136 cells, so a conclusion is never inherited from a district average.

How are thin markets treated?

Small samples are reported as small samples. Below a confidence floor no estimate is published, and the absence is stated rather than filled with a projection.

In what form is research delivered?

Submarket reports, a price index and standardised extracts, in English and Kinyarwanda. Bespoke analysis is available on request.
