The evidence behind the advice

Paid for the answer, not the outcome

We take no commission on a transaction we advise, so an assessment carries no incentive to reach a particular conclusion. Where the evidence will not support one, we publish the limit rather than an estimate.

Questions

Is an assessment a certified valuation?

No. Assessments are screening and advisory work. A certified valuation for lending, tax or court purposes must be issued by a registered valuer, as our disclosures page sets out.

How is a parcel assessed?

Gates before scoring. Identity, permitted use, servicing phase and buildable envelope are checked first, because a failed check cannot be offset by a favourable average. Only then are price, comparables and residual land value applied.

What is residual land value used for?

It sets the most a developer could rationally pay for a site, given what may be built, the rent it would earn and what construction costs. Where it falls below the asking price, that gap is the argument.

Which services are delivered on request?

How is independence maintained?

Ziinga earns no commission on advised transactions and holds no position in the assets it assesses. Conclusions are not adjusted to suit a listing, a vendor or a client.
