The Ziinga product line
Sixteen named products over one land register, in two languages. Each one stands beside a product a client may already know from Altus, CoStar, Green Street or MSCI, and each row says plainly what ours does today and what theirs still does that ours does not.
Other firms’ product names appear here for orientation. They are their trademarks, not ours, and nothing here claims their software or a comparison they have agreed to.
Where we stand beside them
Coverage as each firm publishes it, read on 26 September 2026. Coverage changes, and the date is when it was read rather than a promise that it still holds. §
- On Rwanda we are first because nobody else is in the market. That is a fact about the market, not a compliment to us, and it lasts exactly as long as it takes one of them to arrive.
- On the depth of a single model they are ahead, and each row above says where. ARGUS has had thirty years of appraisers asking for one more feature; our cash flow was written this year.
- On evidence collected by staff we are behind CoStar and MSCI, and will be until the evidence pipe has observations in it. A tool that publishes nothing below five observations publishes nothing on the day it ships.
- On the things that decide whether a Rwandan client can use any of this at all, the register, the zoning, the language and the price of a seat, we are the only one of the five that is even trying.

Valuation and development
Value a building from its leases, keep every valuation under review, and appraise a site from screen to scheme.
Lending and credit
Collateral checked against the register, and a loan book staged and provisioned under IFRS 9.
Funds and asset management
A fund’s net return after fees and carry, asset budgets against actuals, and leases under IFRS 16.
Market evidence
Collect evidence in a standard form and turn it into benchmarks only when there is enough of it.
What theirs still does that ours does not
Written down so a client hears it from us first. None of it is hidden in a footnote during a procurement.
- Ziinga Parcels
- CoStar carries ownership, tenancy and building history. Ziinga Parcels carries what the register publishes; ownership needs access the land authority has not granted.
- Ziinga Sweep
- A mass appraisal system values buildings as well as land. Ziinga Sweep values the land the register knows.
- Ziinga Research
- Green Street covers listed companies and their net asset values. The Rwanda Stock Exchange lists no property vehicle, so there is nothing to cover yet.
- Ziinga Data
- Rwanda only, which is the point.
- Ziinga Connect
- One endpoint for parcels and one for area prices. No key has been issued to anyone yet.
- Ziinga Income
- ARGUS Enterprise sculpts debt, consolidates a portfolio of buildings into one model, and carries percentage rent, recoveries and tax. Ziinga Income values one building at a time, with fixed indexation and no tax.
- Ziinga Register
- Altus runs its valuation workflow on a server, so a panel of valuers and their reviewers share one queue. Ziinga Register keeps the register in the reviewer’s browser, which is private and single-seat.
- Ziinga Site
- Screening only: it says whether a site is worth a full appraisal, and hands it to Ziinga Develop when it is.
- Ziinga Develop
- ARGUS Developer phases a scheme block by block and carries VAT and planning obligations. Ziinga Develop appraises one phase.
- Ziinga Collateral
- A full collateral review includes a site visit, the tenure and the registered charges. Ziinga Collateral checks what the register knows and says what it did not check.
- Ziinga Credit
- The international tools fit probabilities of default from decades of loan history. Ziinga Credit uses the bank’s own probabilities and says so; it measures collateral, which is the part they cannot do here.
- Ziinga Funds
- ARGUS Taliance models clawback, recycling, fund-level debt and deal-by-deal waterfalls. Ziinga Funds runs the whole-fund waterfall only, and carries unsold assets at cost.
- Ziinga Manage
- ARGUS Intelligence sits on an accounting system and posts accruals. Ziinga Manage reads a budget file and reports on it.
- Ziinga Leases
- CoStar Real Estate Manager handles modifications, remeasurement and landlord-side accounting. Ziinga Leases handles the tenant’s side and asks you to re-enter a lease that changes.
- Ziinga Evidence
- CoStar and MSCI employ hundreds of researchers who telephone landlords every quarter. Ziinga Evidence is the pipe and the discipline, not the staff: it publishes nothing below five observations, and today there are none.
- Ziinga Intake
- The same: the templates and the scoring are built, and the sheets have not been returned yet.
What ours does that theirs does not
- Every parcel in Rwanda, by its UPI, with its size, zoning, wetland share and servicing phase. No international product carries the Rwandan register.
- Prices per buildable square metre rather than per titled one, because the zoning decides what a plot is worth.
- Both languages, everywhere, including the printed reports.
- The client’s file never leaves their browser. No upload, no account for the data, nothing on our servers to breach.
- One price basis end to end: the estimate on a listing, in the workspace and through the API is the same number.
