Two different numbers sit on this page. The recorded sale price is what land actually changed hands for, registered by the National Land Authority and published per district and per cell; where a cell has no clean figure, its sector stands in and the line says so. Everything else is asking prices of live, contactable listings on Ziinga. Seeded market examples are excluded. Medians, not averages, so one outlier does not move a whole sector. Parcel size and zoning come from Rwanda’s official land registry and the district master plan. Small samples are shown as small samples; nothing is inferred where there is nothing to infer from.
