What is this plot actually worth? In most of Rwanda that question is answered by rumour: what a neighbour says they were offered, what a broker hopes for. Ziinga answers it from two things rumour cannot fake: the official land registry and the live market.
What You Get From One Number

- Registered size, in square metres, from the land registry
- The boundary, drawn as it is registered
- Zoning from the district master plan: what may be built there
- A price range that names its base: measured from live Ziinga listings where the district has enough of them, from the published district reference table where it does not yet

Recalculated Every Night
Valuations across the whole catalogue are recomputed nightly against the current market, so the range you see reflects this week's asking prices, not last year's.
Honest When the Data Is Thin
The range always names its base, so you know whether you are reading the measured market or the reference table. And the nightly valuations shown on listing pages refuse outright when there are too few comparable listings to support a number: a refusal with a reason beats a confident wrong answer. The area price pages and the market tools hold the same line: seeded examples are left out of the counts and the medians, and a district with too few real listings says so instead of implying a price level.
