Every Place Has a Page
Rwanda's land market is local. A district average hides the difference between a plot beside the tarmac and a plot two hills away. So Ziinga gives every administrative area its own live price page: all 30 districts, 416 sectors, 2,155 cells and 14,813 villages.
Start anywhere: Gasabo, Muhanga, Kicukiro, or scroll to the bottom of any page on Ziinga and open the district index.
What Each Page Shows
- Median asking price for live listings in that place
- Price per square metre, with land separated from houses
- The price range and what is listed: plots, houses, apartments
- The places inside it: a district lists its sectors, a sector its cells, a cell its villages
Numbers You Can Trust
The statistics use medians, not averages, so one outlier cannot move a whole sector. Only live, contactable listings count; seeded market examples are excluded. Small samples are labelled as small samples. Where nothing is listed, the page says so honestly instead of inventing a number.
How Sellers and Buyers Use It
Sellers: before you set a price, read your sector's page and your cell's page. A price anchored to the local median with the official record attached is a price you can defend. Buyers: compare the village you are offered against its neighbours before you negotiate.
Down to the Parcel
Below the village sits the parcel itself, and every parcel has a UPI. From any area page you can jump straight to the free value check and look up a specific plot from the official record.
